The renting process

1. Searching and arranging viewings

By using our website www.stirlingackroyd.com, or by calling up or calling in to one of our conveniently located offices and speaking to one of our experienced negotiators, you can access or get information on any of our listed properties. 

Our staff will help you with any enquiries, arrange viewings and escort you to suitable properties that we currently have available.

2. Making an offer and paying the Fee of Intent

Once you have selected a property you need to agree the initial term and a move in date. 

Once this has been agreed with the Landlord you need to pay Stirling Ackroyd a ‘Fee of Intent’ equivalent to one weeks rent.  At this point Stirling Ackroyd will take the property off our lists and the referencing and administration process can start.

3. References and Administration

Stirling Ackroyd uses an external reference agency in order to establish a Tenant’s suitability for a property.  The reference agency will confirm that an applicant is who they say they are, confirm that the Tenant is in a financial position to pay the rent, establishes whether there are any financial ‘black marks’ against the Tenant and helps Stirling Ackroyd to obtain a picture of the potential tenant.

Alongside the referencing Stirling Ackroyd will draw up the Tenancy agreements for the property and all the necessary documentation that you need to in order to move in. 

Fees are payable for the administration and referencing; feel free to contact any of our offices to find exactly how much this will cost.

4. Signing and Paying

Once you have read the Tenancy Agreement and any queries have been answered we will ask you to come in, sign the agreement and pay the remainder of the balance due after the ‘Fee of Intent’.

The balance can be settled by either bankers draft (made payable to Stirling Ackroyd) or by bank transfer.  The only stipulation being, it has to have cleared in to our account by the day you are moving in.

5. Moving In

On the day of your move you will either meet a check-in clerk or collect the keys from one of our offices.

You will need to arrange for the redirection of your email, and contact all of the relevant utility companies, service providers and your local council to set up accounts in your name. 

It is also advisable to take meter readings.
