Advice for Tenants
Viewings and Offers
Before undertaking viewings with one of our negotiators it is advisable to call up and have a chat about your requirements.
There are usually a number of things you will be thinking about as a tenant, such as price, location, property size, access to transport and access to local amenities. All of these will be taken on board by our negotiators and will help them to find you the perfect property.
Once you have found the perfect property through Stirling Ackroyd you need to make an offer. The offer must include any possible changes you would like to the property or whether you are going to be taking the property ‘as seen’. At this stage you will also need to confirm what date you intend to move in to the property.
Deposits
As of the 6th of April 2007 all tenants deposits for AST agreements (Assured Shorthold Tenancy) have to be held under the protection of a government approved scheme. Stirling Ackroyd is a member of the Tenancy Deposit Scheme (TDS). We are able to hold your deposit throughout the course of the tenancy.
Although this doesn’t apply for non-ASTs we try to ensure that most of our non-housing act tenancy deposits are placed within the scheme.
Utility Companies
As a long let tenant you are responsible for the gas, electricity, water, television license and council tax of the property. You must ensure you contact the appropriate services as soon as you move into new accommodation and have all bills transferred into your name – otherwise you risk being disconnected. To make matters easier we have provided a comprehensive directory of all major service providers.

Rental Payments
All rental payments are to be made by Standing Order. If Stirling Ackroyd manages your property then you will need to make payments into our account. The rent will then be passed on to your Landlord.
Should Stirling Ackroyd not manage your property then you may have to pay your Landlord directly. In the cases where we are not collecting rent, then we will give you the details of the account in which you are to pay the rent.
Activating Break Clauses
You may have agreed to have a break clause put in to your contract. Your contract will specify how notice is to be served, but as a rule of thumb, if your property is managed by Stirling Ackroyd you will need to deliver your notice by hand or registered mail to Stirling Ackroyd Property Management, 40 Great Eastern Street, Shoreditch, London, EC2A 3EP.
