The Lettings Process
1. The Valuation
By contacting one of our offices directly, or by filling out a simple form on our website Stirlingackroyd.com you can arrange to have a free no obligation rental valuation on your property.
One of our knowledgeable staff can come round and see your property and offer advice on all aspects of the Lettings process including; current legislation, how best to present your property, current market conditions, the kind of tenants you are likely to get and advice on a marketing price.
2. Instruction
Once you have decided to instruct Stirling Ackroyd we will draw up some details for your property and send round our in-house professional photographer. Depending on the property we may draw up a floor plan and place this, along with the photos, on our website.
We will also display the property on all of the major property portals, and endeavour to advertise in both our window and in one of the various publications we advertise in.
You will of course receive confirmation of the instruction and you will need to read, complete and return our terms and conditions and Landlord’s information form.
3. Viewings
Viewings are nearly always accompanied by one of our negotiators who will have all of the information to hand about your property ensuring that any questions can be answered.#
We advise that your property be presented in the best possible condition whilst viewings are going on, and be assured that we will inform you, or any existing tenants of all viewings so there won’t be any ‘surprise’ viewings.
4. Offers
All offers received by our offices will be put to you, with details of the tenants and any specific requirements they may have.
Quite often a Tenant will request a change in the furnishings, or for something to be taken out or added to the property. We will advise you at this stage of the relative merits or potential downsides so as the Landlord you can make an informed decision based on the facts.
5. Administration
Once an offer has been agreed on your property we will take up references on the potential tenants. We use an independent regulated agency who helps us to get a good picture of the tenant before they take up residence in the property. The references include personal, work, bank, and old Landlord references.
Alongside the referencing process we will draw up Tenancy Agreements and send these out to both parties for perusal prior to signing. It’s during this stage that we can organise any relevant safety certificates, cleaning and an inventory and check-in if they are required.
6. Moving In
Once all the paperwork has been done, and we have received the monies from the Tenants they can move in. You need to have the property ready at this stage having taken meter readings, informed the energy suppliers and the council of the change of name and given Stirling Ackroyd enough keys.
