Tenant Representation

Stirling Ackroyd are pleased to announce the launch of our dedicated Tenant Representation Service. This new department will offer unbiased and informed advice to all potential occupiers whether on a leasehold or Freehold basis and will undertake to conduct all negotiations on behalf of tenants and owner occupiers.

Our services include:

  • Consulting with occupiers to identify their precise requirement and budget and tailoring a specific search to match these requirements.
  • Conducting a careful and comprehensive inspection of all potential premises and selecting a short list of properties for viewing.
  • Approaching agents/landlords on behalf of tenants whilst maintaining the tenants’ anonymity.
  • Advising on current rental levels and values, lease terms, hidden pitfalls and future liabilities.
  • Negotiating with agents and landlords on behalf of the tenant/purchaser.
  • Liaising with solicitors and following through until successful; completion of a transaction.
  • Managing the whole acquisition process including advising on fit out and refurbishment of premises.

Quoting Rent: £110,000 per annum exclusive

Lease: For a minimum term of 5 years.

Terms Negotiated & Agreed by Stirling Ackroyd (on behalf of the tenant)

Premises: Ground and Basement Office/Studio - 2,023 sq. ft.

Agreed Rent: £80,000 per annum exclusive rising to £100,000 p.a. in the 2nd year.

Lease: For a minimum term of 5 years subject to a tenant’s option to break at the end of the 3rd year.

Total Rental Saving over 5 years: £70,000

Stirling Ackroyd Fee: £8,000 plus VAT.

Vendor’s Terms

Premises: Freehold office building – 2,500 sq.ft.

Quoting Price: £3,000,000

Agreed Purchase Price: £2,775,000
