In addition to the upfront Rent and Deposit which are typically 1 calendar month and 6 weeks respectively, there are other fees connected to your move that you will need to consider.
Set Up Fees (Tenant's Share) - £550 inc. VAT for up to two tenants then £275 inc. VAT per additional tenant and that includes:
Referencing up to two tenants (includes identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) plus arranging the tenancy and agreement.
Guarantor Fees - £55 inc. VAT per tenant, covering credit referencing and preparing Deed of Guarantee as part of the Tenancy Agreement.
If you wish to renew your contract, there will be a renewal admin fee of £60 including VAT per person. If the identity of a tenant changes, assignment documentation must be drawn up and signed, for which the cost is £450 inc. VAT plus referencing costs and a £25 including VAT deposit re- registration fee.
In the event that you and the landlord agree to early termination of your contract then you will need to mitigate the Landlord against any loss of fees.
At the start of your tenancy, there is a check in charge currently ranging from £55 - £165 inc. VAT depending on the size of the property.
