Back to school? Back on the market!

September is typically the busiest month of the year for move ins!

Why? Most significantly, it’s the start of the new school year. This also means the biggest month of the year for corporate relocations. Not everyone has children of course, but typically larger organisations will recruit and / or relocate in line with the school year, to minimise disruption to their employees and their families. We also have ambitions graduates moving to London and the South East ready to start their new life, and of course international students coming to study at some of the world’s top universities..

A smart Landlord will always try to ensure their property becomes available in the summer months in order to maximise their investment. It being the busy season means this is when you will achieve your best rental income, as demand is at its highest.

Typically, after August bank holiday those that haven’t secured a new home yet, will look to make a quick decision, often with a quick move date. For this reason, price and presentation are important.

Corporate Tenants with company budgets typically have deeper pockets and high standards to match. They’ll usually want the added security of having the property professionally managed too.

It’s also worth mentioning, due to the cost of buying a home in London, Tenants are renting for longer, so they expect far higher standards from the offset. The largest growth sector for Tenants have also been the 30 – 40 year olds. The number of Tenants and this bracket have almost doubled in the last 10 years.
