On behalf of a private landlord Stirling Ackroyd have successfully let the ground floor retail unit along with the first and second floor commercial space at 1 Lower Clapton Road, E5. The upper floor premises had been refurbished from dilapidated space into several small office suites totaling 2700 sq ft.
Upon initial inspection Lucy Stephens advised the client the premises were well suited to alternative users such as D1 medical/therapy and as such the decision was made to advertise the premises as suitable for D1 use subject to planning.
One viewing later and terms were agreed with a European arts school to take the entire premises including the ground floor retail shop. A painful but ultimately successful application change of use followed, despite the planners initial resistance they granted the consent and the lease completed in April 2019. Both the client and tenant were extremely patient during this process and we would like to thank them both for their close co-operation throughout these negotiations.
