What is an Energy Performance Certificate (EPC)?

The Energy Performance Certificate, also known as an EPC, is a rating given to a property to give the homeowner, potential buyers and tenants an indication of its energy efficiency.

The ratings are categorised in alphabetical order, starting with an ‘A’ for the most energy efficient property, scaling to the lowest rating of ‘G’ for the worse performing homes. The EPC will provide property owner with guidelines on how to improve the energy efficiency of their home.


Who needs an EPC?

An EPC is required* whenever a property is:

  • Sold, or
  • Rented

The certificate is valid for ten years - It is a requirement to have a valid EPC in place when advertising a home for sale or let, as you can be fined for marketing a property without a valid EPC.

*Unless the property was built after 6th April 2008 in England and Wales, 1st May 2007 in Scotland or 30th September 2008.  


Landlords, will your property be lettable in 2018?

From April 2018 the Minimum Energy Efficiency Standards (MEES) will make it unlawful to let buildings which do not achieve an Energy Performance Certificate (EPC) rating of ‘E’ or higher.

Penalties for non compliance with MEES could be significant, with fines capped at £150,000 depending on the value of the property. You can find out more about the regulations.
