Tenancy organisation and property management

When you let with Stirling Ackroyd our property experts will be on hand to offer all of the help and advice you need, giving you complete peace of mind that your property and tenants are well taken care of.

Sourcing and referencing tenants

We carry out some of the most extensive tenant referencing checks in the industry allowing you to make an informed choice about who lives in your property. During tenancy, you’ll be the first to know if a tenant’s circumstances change, allowing you to determine their long-term suitability.

Inventory checks

We strongly advise that all landlords have a thorough inventory check completed on their rental property in order to safeguard themselves against any disputes that may arise at the end of tenancy. On top of providing you with a thorough inventory, where possible our recommended independent inventory specialists will also check your water and compliance, as well as test all smoke and carbon monoxide alarms and ensure they are correctly located and fitted to comply with regulations.

End of tenancy

At the end of a tenancy, our inventory specialists will prepare a Schedule of Condition of all Rent Collect and Fully Managed properties. Any missing items or damage which may have occurred during the tenancy is recorded on the schedule and both you and your tenant will receive copies of this report. If you opt for our Fully Managed service we will negotiate any deposit deductions with the tenant should anything be damaged or missing.

Taking, holding and return of rental deposits

We will organise the taking and return of the rental deposits on your behalf so you do not have to worry. We use the industry renowned tenancy deposit and protection scheme my|deposits to protect all of our tenants’ rental deposits. If there is any dispute over the amount of deposit to be returned to the tenant at the end of their tenancy, we will hold the deposit until the dispute has been resolved.

Check-in and check-out procedure

If you opt for our Rent Collect or Fully Managed service we will instruct our recommended independent inventory company to produce and check the inventory of your property at the beginning and end of each tenancy. If you are a Let Only landlord we can arrange for this to take place for you at an additional cost.
