A focus on Guildford

Guildford is a very desirable location in Surrey with homeowners and tenants of all age groups. It is home to the University of Surrey, offers an excellent range of shops and places to eat and drinks and is within 30 miles of London.

In this weeks’ blog we take a look at the current shape of the property market in Guildford and get the inside scoop on the area from our sales and lettings Branch Managers. 

The Local Area

Guildford has around 260 trains running to London Waterloo every day, with the fastest taking just 33 minutes. The M25 and A31 are also nearby. The town is well-serviced by several bus routes linking to the surrounding areas, including Woking and Aldershot. 

Our branch manager at Stirling Ackroyd Guildford said: “Guildford naturally attracts a wide range of people, but the area is a particularly popular choice for adults with children, with over one third (35%) of homes occupied by families. Our analysis also shows that a quarter (25%) of homes are single occupancy dwellings, followed by couples who populate 18% of all properties.” 

Guildford’s cobbled high street offers an abundance of boutiques, designer and high street clothes shops, jewellery, beauty and electronic stores – there are also plenty of pubs and bars for an evening’s entertainment. 

The River Wey is a popular location for walks, cycling, rowing and boat trips, especially in the summer months. Equally popular is Pewley Downs which leads directly to Newlands Corner – a popular beauty spot not far from Guildford’s town centre offering panoramic views over the Surrey Hills.

Sales and Lettings Prices in Guildford

The quality of living in Guildford means that property commands a consistent premium, and the property market is remaining strong in this area. Guildford offers better value for money for buyers and tenants than London but is still within an easily commutable distance. From Guildford station it takes approximately 35 minutes to reach London Waterloo. London is also only a 30-minute drive away via the A3. The M25 and A31, both major roads, are also within reach of Guildford. There is a busy bus station in Guildford, offering services in and around Guildford as well as to many of the surrounding villages and towns such as Woking and Aldershot.
