A guide to… Twickenham

Although synonymous with rugby union, Twickenham has a lot more to offer. The delightful town hugs the River Thames and is a popular place for families looking to settle down. It offers some of London’s best-performing state schools, plenty of idyllic open spaces and a great selection of homes. 

With strong links to Central London (London Waterloo is only 30 minutes by train) it’s no surprise the area is popular with the more affluent commuter.  

In this week’s blog, our local Townends team share what it’s like to live in tranquil Twickenham…

The local area

It’s hard to believe Twickenham is just 10 miles from Central London. Situated in Zone 5, the area has countless waterways, commons and other open spaces just begging to be explored. Twickenham Green is the perfect place to take in some cricket during the summer, with numerous bars and pub lining the river nearby. 

One of the area’s many highlights is Strawberry Hill House and Gardens. Built by Horace Walpole between 1749 and 1776, the house is an excellent example of gothic revival architecture. The interior demonstrates its former owner’s eccentric style and the recently restored gardens (which are free to visit) are the perfect place to spend a leisurely afternoon.  

Other outdoor attractions include Crane Park and Marble Hill Park, both perfect for 

for long walks and picnics. Twickenham town centre blends a modern high-street – which boasts an array of boutiques and larger stores – with a pretty older area. 

Overall, high-quality schools in the area are plentiful. St James’s Roman Catholic Primary School and St Elizabeth’s Catholic Primary School are both rated outstanding by OFSTED. Nearby Kingston University is also rated as outstanding.

Transport links and property type 

Twickenham offers excellent transport links. The area is served by the District Line of the London Underground to Richmond and Kew Gardens. Fast trains from Twickenham take just under half an hour to London Waterloo. Direct trains from Strawberry Hill and St Margarets can take up to an hour, so many commuters change at Twickenham or Richmond for a faster service. Twickenham station is around 10-15 minutes’ walk from the famous stadium. The majority of trains also call at Clapham Junction for those connecting from other parts of the South London and beyond. 

There are no commuter bus routes, although the No 490 goes to Terminals 4 and 5 at Heathrow. The M3, M25 and M4 all provide easy access to the area. 

Twickenham offers an attractive mix of Victorian and Edwardian houses, from rows of terraced properties to large detached homes. Montpelier Row boasts some lovely Georgian houses overlooking Marble Hill Park.

Development and population profile

Due to the area’s popularity with families, most people living in Twickenham are around middle age, with those aged 30-44 (26%) making up the largest proportion of residents, followed by those aged 45-64 (25%). Families comprise 37%, followed by one person households (30%), couples (18%) and other people (15%). 38% of households in the area have children. 

When looking at transport options, most people (40%) travel to work using a car, with 21% taking opting for train. “Twickenham’s riverside setting and excellent transport links are just two reasons residents love living here so much.” said David at Townends, Twickenham. “The area is popular with families and offers slightly better value for money than nearby Richmond, but no less personality and sense of community”.

The sales market

In 2011 there were 140,325 people living within Twickenham. The overall population increased by 10.8% in the ten years between 2001 and 2011. 

House prices in Twickenham naturally command a premium due to the area’s constant popularity. Over the last 12 full months there have been 1,865 sales in Twickenham, a -13% change on the previous 12 month period. Just over one third (37%) of sales in the past 12 months were flats, achieving an average sales price of £384,026. Houses achieved an average price of £719,358.

Claire said: “Twickenham mostly attracts a premium developer. Wharf House, a new development opposite Twickenham station, has been very popular with professionals needing to commute into Central London.”

The rental market

David continued: “Rental properties in the area are snapped up very quickly. Just under three quarters (72%) of properties let in the past 12 months were flats, achieving an average rental value of £1,211 per month. Houses achieved an average rent of £1,593 per month.”

Over the last 12 months, the average rent achieved for properties let in Twickenham was £1,258 per month, a -1% change on the previous 12 month period. The area is popular with younger tenants, 38% are aged between 18 and 29. The average age of a tenant in Twickenham is 35.
