5% Deposit Solutions For First Time Home Buyers Ending Soon

With so many fantastic new build properties on the London and Surrey markets, finding the perfect flat or off-plan house is hard but not impossible. For many, the main challenges are financial, and typically that means making a modest deposit stretch when it comes to raising a purchase amount. 

The good news is that the UK government’s Help-to-Buy equity loan scheme is still live and kicking. With a 5%(+) deposit, first time buyers in London can borrow up to £40,000 against their first home mortgage, all at a preferential interest rate. In effect, the scheme reduces your initial bank mortgage and offers extended payment terms to make repayments more affordable – a serious boost in the early days when home moving costs and fit-out expenses are needed.

It’s a great scheme that many of our customers have used. More than 339,000 first time buyers have bought homes this way. But time is running out. Applications for loans must be received before October this year, even though the scheme officially ends in March 2023. This is an ‘equity loan’, which means the repayable amount rises or falls with the home’s value, and is repaid when the home is sold.

Are you eligible for a help-to-buy loan?

You must be: 

  • 18 or over
  • A first time buyer
  • Living in the UK

Pros:

  • Exclusive to first time buyers
  • You can borrow 20% (40% in London) of the property price from the government 
  • Your deposit can be as little as 5%
  • You may be offered better mortgage rates

Cons:

  • Only available on new build properties signed up to the scheme
  • You can only buy properties up to a certain value 
  • The loan becomes more expensive after the interest free period ends
  • The amount you have to repay grows as the value of your home does
