London may be the biggest city in the UK, with almost 9 million residents, but surprisingly it’s only the 4th most expensive city to be a landlord.
That still doesn’t make it cheap, though. According to Towergate Insurance, London landlords end up paying around £1,149 yearly for repairs and maintenance to their property — 5.6% more than the UK average.
Since the introduction of our online maintenance reporting system in 2022 we have found the speed to resolve Tenant’s maintenance issues has shortened with many issues being resolved by Tenants themselves without unnecessary call out charges for Landlords. In the London offices, almost a quarter of all issues — 24.6% — are resolved by tenants using online self- guides through popup screens.
Response time
The time from initially receiving a maintenance concern from a tenant to instructing a contractor for things like, getting a quote or even — in the case of minor or emergency issues — resolving the issue completely is an average of 3.1 days in London.
Time to Close a Task
The time to issue closure on a task is the average time from the initial report to when the agent closes it in the system. This includes paying the contractor invoice. An issue may be fixed within a week, but it can take a month to close the issue and the London Average is 22.5 days.
