Stirling Ackroyd New Build Portfolio Grows in 2022
When we think of buying a property, many of us still desire a character property in an established neighbourhood, but for the most part, this has been because options on new build homes have been limited these past years.
But with an exciting wave of new developments coming on the London market this year, Stirling Ackroyd’s home buyers are seriously considering moving away from what can be costly older homes in favour of efficient new ones as they seek future-proof home efficiencies and structural security.
The good news is that the UK government is in full support of this change in direction. A commitment of £6.6 billion direct investment has been committed to improve the energy efficiency of buildings and to encourage adoption of the Fabric Energy Efficiency Standard.
Added to this, new home regulations, brought into effect later this year, will not only make sure that homes are energy efficient (30% cut on emissions), but that, in times of climate change and increasing baseline temperatures, that builders have to mitigate the risk of overheating – a classic problem faced by those in new build developments many of which have expansive glass facades. Maximum limits to the amount of glazing will be set on new residential buildings.
A transition period will now commence until June 2022, when the new regulations will come into effect, which is designed to allow for planning applications that are currently in progress.
More good news still, this responsible attitude to home emissions also extends to existing homes, and standards have been raised to reduce energy use and carbon emissions during home improvements also.
