The upcoming Renters’ Rights changes introduce major legal and financial risks for landlords.
- £7k fine for information sheets: If your agent hasn’t sent the PDF attachment or hard copy information sheet to your tenants by 31st May, you could face civil penalties of up to £7,000.
- Section 21 removed and stricter Section 8 evictions: Landlords will face stricter notice periods and clearer grounds for possession. Councils will also be able to issue civil penalties of up to £40,000 for illegal evictions without going to court.
- Changes to bidding and rent increases: It is now illegal to accept offers above the advertised price, and rent can only be increased once a year. Using outdated practices could result in legal action.
