Property Renting Guide

It is very important to register with local agents because not every property starts the marketing journey on websites, and those tenants already registered with agents will have the advantage.

How to Rent Guide
Our Current Properties

Deposit

You should expect to have a deposit equivalent to 5 weeks of rent. If your deposit funds are currently held overseas we recommend you transfer this into a UK bank account so you can act quickly when you find your ideal property. You will also need to provide at least one month’s rent in advance of your move in date.

No Deposit Arrangement

Introducing A Different Way Of Renting. Through choosing our No Deposit Arrangement, you can pay a small monthly fee instead of paying a cash deposit. In return you can become a member of The Tenant Club and you will get a lot more than just deposit free renting. Click here for more information.

Affordability

As a rule of thumb you will need to prove earnings of over 2.5 times the annual rent however, we recognise not every situation is so straight forward. If you have any questions, would like us to carry out a personal affordability check or if you simply want to know how we verify income, please contact our team and we will be happy to help.

Making an offer

Once you have found the ideal property and you would like to make an offer, ensure you include anything that is an important to you and forms part of your offer being put forward, such a professional clean being completed prior to you moving in. We are seeing ever shortening marketing times and so making an offer quickly and transferring a holding deposit promptly will help you beat the competition, resulting in securing the best property at the right price.

Sometimes what you originally set our to look for in a property isn’t necessary what you find is ideal, so if anything changes such as your budget, search area or the property must haves keep us updated, we want to find the property right for you.

Personal Documents

Part of the process of renting in the UK involves identity and proof of address checks. This will mean we may ask to see a recent utility bill, letter from the bank, passport or driving license, so it is a good idea to make sure you have these documents readily available.

Right to Rent

We need to prove your right to remain in the UK, if you are a UK Citizen we will need to see your UK passport and for Tenants from Europe; a copy of your passport and your share code. For our international Tenants we will need to see your Visa in the form of a biometric residents permit.
